IGBC certification helps assess how well a building follows recognized green building practices in India. It encompasses aspects of energy consumption, water conservation, site planning, materials, indoor environmental quality, and innovation.

India’s green building activities have also increased significantly. As per the data on IGBC, there are 20,164+ registered projects with over 16.42 billion sq. ft. of green building footprint as of 1st September 2026.

The first step for anyone looking into an IGBC green certification for a project or home is to understand the rating itself. Requirements are different for each building type and the appropriate rating system is dependent on the project itself.

What Does IGBC Certification Mean?

IGBC certification means a project has been assessed against the requirements of an applicable Indian Green Building Council rating system. The project team must meet mandatory requirements and earn enough credit points to achieve a rating.

IGBC offers rating systems for several building types, including homes, new buildings, existing buildings, factories, campuses, schools, landscapes, and other project categories. It also has Net Zero rating systems.

The IGBC does not consider a project to qualify as an IGBC-rated project based on one green feature. The assessment looks at a combination of measures. These may include:

Site planning: Choosing and developing a site taking into consideration environmental issues.
Water conservation: Decreasing the amount of water required and better managing water supply.
Energy efficiency: Reducing energy consumption with appropriate building and system designs.
Materials and resources: Taking responsibility for the selection of materials and for the use of resources.
Indoor environmental quality: Promoting healthful indoor environment.
Innovation: Identifying other methods of enhancing environmental outcomes.

This is a general approach that sets a certified project apart from a project that has just a few sustainable features.

What Do IGBC-Certified Projects Mean?

IGBC-certified projects have demonstrated compliance with the requirements of the rating system selected for the project. The certification therefore provides a structured way to evaluate sustainability instead of relying only on individual claims made by a developer or building owner.

For residential projects, IGBC Green Homes is the dedicated rating system. It applies to new and major renovation residential buildings and covers both individual dwelling units and multi-dwelling developments.

This may make it easier for the home buyer to evaluate certain features. These can range from water efficient systems, energy efficient solutions, daylighting, responsible materials, waste management, to the indoor environment.

The idea is not that every certified home will have identical features. The rating depends on the strategies selected and the credits achieved by the project.

Understanding the IGBC Rating System

The rating system works through a combination of mandatory requirements and credit points. A project must satisfy the mandatory requirements and reach the minimum credit threshold for the desired rating.

The rating scale for multi-dwelling residential units under the existing IGBC Green Homes system are as follows:

Certification Level	Credit Points	Recognition
Certified	50–59	Best Practices
Silver	60–69	Outstanding Performance
Gold	70–79	National Excellence
Platinum	80–100	Global Leadership

These thresholds show why IGBC Platinum certification represents the highest level within this rating structure. However, the number of points alone is not enough. Mandatory requirements still have to be met.

How the IGBC certification process works

The process starts with project registration. After registration, the project team prepares documentation and calculations for the mandatory requirements and credits it plans to pursue.

The main stages are:

Register the project: The team registers under the appropriate IGBC rating system.
Plan for credits: The team identifies applicable requirements and credit opportunities.
Prepare documents: Drawings, calculations, declarations, invoices, templates, and other supporting documents may be required.
Submit for preliminary review: IGBC reviews the initial submission and provides comments.
Complete the final submission: The team responds to review comments and submits evidence showing implementation.
Receive the rating: Once the final review is completed, the applicable rating is awarded.

This makes documentation an important part of the process. A sustainable feature must also be supported with the required evidence.

The IGBC certification process therefore involves both design decisions and proper documentation. Planning for the rating early can make the submission easier to manage.

Benefits of Staying in an IGBC-Certified Green Home

There are advantages to living in a home that is certified green that go beyond energy and environmental performance. What makes the building valuable to the inhabitants is how it handles energy, water, conditions and resources inside the building.

IGBC states that its Green Homes system aims to support water conservation, energy efficiency, resource conservation, healthier indoor conditions, and more comfortable homes. The rating system also reports potential energy savings of 20–30% and water savings of 30–50% for Green Homes.

Here are the primary benefits people may experience as residents:

Use fewer resources: Operating more efficiently can greatly decrease energy and water usage.
Improved interior environment: The improvements of ventilation, daylighting, and material selection can help create a healthier interior environment.
Less effect on the environment: Efficient buildings can put less strain on energy and water resources.
Better living conditions: Design strategies that enhance the day-to-day comfort of living conditions will be discussed.
Long-term value: Resource efficient components could contribute towards the property’s operating costs.

The benefits depend on the actual measures incorporated into a project. Certification should therefore be viewed as an indicator of verified performance criteria, rather than a promise that every certified home will deliver identical savings.

Government Incentives to IGBC-Certified Buildings

Indian government incentives for green buildings are not necessarily the same everywhere. They are dependent on the State, Local Authority, Building Type, Rating level and relevant Policy.

IGBC has an official list of incentives provided by the central and state government agencies. For instance, they list other benefits of qualifying buildings as per IGBC in several states such as Floor Area Ratio (FAR). For example, in Chhattisgarh, additional FAR is provided for Silver, Gold and Platinum rated buildings of 5%, 7% and 10% respectively.

Other IGBC incentives mentioned are a speedy environmental clearance, and other state-level incentives. The benefit to be claimed under the existing policy should always be compared with the benefit before a financial decision is made.

These incentives can impact development plans and expenses for developers. They are helpful for buyers to consider when comparing certified projects.

Conclusion

A green building rating is useful when you want more than a general claim about sustainability. It offers a clear structure to determine the project’s energy, water, materials, site planning, and indoor conditions.

If you are evaluating a green home or planning a project, start by identifying the applicable IGBC rating system and reviewing its mandatory requirements. Once you have done this, review the rating level, supporting documentation, potential benefits and any government incentives before making a decision.

Frequently Asked Questions

1. What Does IGBC Certification Mean?

It means a building that has been assessed to satisfy the mandatory requirements and attained the required credit threshold for the level obtained for it in compliance with the applicable IGBC rating system.

2. How Much Does IGBC Certification Cost?

The cost depends on the rating system, project type, size, and membership category. For an individual dwelling under IGBC Green Homes, the current fee structure is:

Dwelling Size	Registration Fee	Certification Fee
300 sq. m and below	₹10,000	₹15,000
301–1,500 sq. m	₹15,000	₹15,000 + ₹50 per additional sq. m above 300 sq. m
More than 1,500 sq. m	₹20,000	₹75,000

The official page states that the plaque cost is extra and these fees take effect on February 1, 2025. The fee for larger multi-dwelling projects differs.

3. Who Is Eligible to Take the IGBC Exam?

The IGBC certification exam usually refers to the IGBC Accredited Professional (AP) examination. IGBC AP exam eligibility is for professionals who have a minimum of 2 years of experience in the building industry. Students and young professionals who have less than two years of experience may apply for the IGBC AP-Associate option following successful completion of the relevant IGBC certification course.

4. Is IGBC Certification Worth the Cost?

It may be beneficial if the rating is being used to support a clear project objective. Structured sustainability assessment and existing government incentives may be available to the developers, and residents will have access to buildings that are resource-efficient and promote indoor environmental quality.

The decision should be made based on the rating requirements of the project, the operating benefits the project offers, which incentives are applicable and the cost to obtain the desired rating.
