With the sustainable construction revolution taking place in urban infrastructure in the subcontinent, getting a recognised green building certification is the industry norm for modern developers, architects and engineers. The India green building market is estimated to see significant growth, from USD 37.99 billion to USD 85.00 billion by the end of the decade, according to a market report by Markets and Data.

What is Green Building Certification?

A green building certification is an official assessment process that determines if a building or built environment meets the rigorous environmental performance and sustainability standards. These frameworks go beyond marketing statements and provide measurable evidence for energy, water, site planning and indoor environmental quality. A green certificate for building projects can benefit the property owner by reducing running costs, carbon footprints, and attracting investors who prefer to invest in projects that are environmentally friendly. Understanding the three key frameworks driving the green building market in India – IGBC, LEED India, and GRIHA – is essential to navigate the options available for green building certification in india.

Standards that must be met for Green Building Certification

1. IGBC (Indian Green Building Council)

The models and local bodies set up by the Confederation of Indian Industry (CII) have been adopted in many places. They also strengthened the role of GRIHA green building certification and local benchmarks across different sectors.

Key features: This approach fits local tropical and subtropical climate areas. It is used for green homes, factory sites, and bigger city townships. It assesses all aspects of energy saving, rainwater capture and organic waste management.
Ideal for: Developers and urban planners looking for an indigenous standard that is widely accepted and fits the local construction methods, water availability and national building codes.

2. Energy Conservation Building Code (ECBC)

Green Building Certification LEED is a globally recognised high-performance commercial real estate portfolio that is administered globally and adapted for the subcontinent.

Key Features: A science-based credit system, with a strong emphasis on design innovation, advanced energy metering, regional material sourcing and superior indoor air quality.
Ideal for: Multinational corporations, IT parks and large commercial properties that are looking to attract global tenants and have high ESG reporting transparency standards.

3. GRIHA (Green Rating for Integrated Habitat Assessment)

GRIHA, a national rating system developed in India by TERI and the Ministry of New and Renewable Energy, is an environmental performance indicator that assesses a building through its entire life cycle.

Key Features: Focuses on national building codes, renewable energy integration, topsoil conservation and low-impact site planning, with direct support from public sector institutions.
Ideal for: Government complexes, public infrastructure, institutional campuses and municipal projects under public sector sustainability requirements.

Green Building Certification Requirements

To meet these benchmarks, a comprehensive record is being compiled from the early stages of architectural design. The core green building certification requirements are:

Architectural energy simulation models and lighting power density calculations in detail on a computer.
Evidence of reduction in structural water use using low-flow plumbing and on-site greywater treatment systems.
Embodied carbon verification of locally sourced, recycled or low-emitting construction materials.
Real-time monitoring of indoor environmental conditions, air changes per hour, and thermal comfort.

The Advantages of Green Building Certification

Compliance efforts pay huge dividends throughout a project’s lifespan. The key benefits of green building certification include:

Significant savings on the electricity and water utility bills by optimizing HVAC and passive daylighting design.
Eligibility for valuable government incentives, like a higher Floor Area Ratio (FAR) bonus or a faster environmental clearance in certain states.
Better asset value, increased rents, and faster turnover of tenants because of environmental credentials.
Better occupant health, productivity and general thermal comfort due to enhanced indoor air quality and ventilation.

Why BIM is Essential

Seamless coordination between the structural, mechanical and architectural disciplines is essential to achieve the high sustainability metrics, and BIM is an irreplaceable tool in this process. Thanks to modern digital processes, design teams can perform energy simulations, analyse the orientation of solar elements and monitor the amounts of sustainable materials before construction begins.

BuildAmbit provides industry-specific training, like our AutoCAD software, Autodesk Revit, and advanced BIM Professional courses, to help professionals develop these skills. These learning paths are structured in a way that connects theory and green building standards to the digital implementation.

Conclusion

The best green frame will be determined by the project’s intended audience, geographic area, and budget. From the domestic market ease of IGBC to international corporate alignment of LEED to institutional compliance of GRIHA, one thing is common: early integration of sustainability principles is the ultimate key to project success. Frequently Asked Questions

1. In India, who gives the green building certificate?

A green building is certified by approved national bodies and councils. The main ones are the Indian Green Building Council (IGBC), which supports its green building programs. For LEED, certification is linked with Green Business Certification Inc. (GBCI). For GRIHA, the work is done through the GRIHA Council.

2. Is there a difference between IGBC and LEED?

No, they are separate systems. Although both have the same structure and have tiering based on points, IGBC is locally administered by the CII and optimised for Indian climatic conditions, while LEED is a global standard administered by the U.S. Green Building Council (USGBC).

3. How to get a green certificate for building?

The first step is to sign up online for your project with the selected rating entity at the early design stage. This is followed by the submission of design documentation, construction of work in accordance with green norms, third-party site audit and final performance verification.

4. Who is able to take the IGBC exam?

The exam is open to architects, engineers, civil students, interior designers, and sustainability professionals. They apply if they want to become accredited professionals, also called IGBC AP. This is usually done after some professional training or work experience in the field.
