The building sector plays a large part in the use of energy, resources, and the environment. As sustainability becomes a larger part of construction, project teams need clear ways to measure how well a building performs.

Over 108,000 LEED projects are certified globally and over 203,000 people have earned LEED credential.

The process may appear complicated to beginners in the field of green building. Knowing the rating systems, certification levels, requirements, and application process makes knowing where to start easier.

Frequently Asked Questions

What Is LEED?

LEED is the acronym for Leadership in Energy & Environmental Design. The U.S. Green Building Council (USGBC) developed it as a green building rating system.

The system assesses buildings and development projects in the following categories: energy, water, materials, site impact, transportation, and indoor environmental quality. There are a number of different rating systems for various kinds of projects.

LEED started with new construction and has grown to interiors, existing buildings, homes, neighborhoods and cities. The system is continually revised to incorporate advances in building methods and in sustainability objectives.

The LEED certification full form is Leadership in Energy and Environmental Design certification. It is recognition that is awarded when a project fulfills the requirements of its chosen LEED rating system.

What Is LEED Certification?

LEED certification is a third-party verification of a building or development project that meets the requirements of a relevant LEED rating system.

Each project team is required to satisfy the necessary prerequisites for its select system. It can then go for more credits which gives it points. The completed documentation is submitted for review before the project receives its final certification level.

This makes the process different from simply claiming that a building is sustainable. The project should demonstrate complying with relevant requirements.

The LEED rating systems are developed by USGBC and administered by Green Business Certification Inc. (GBCI) provides certification and professional credentialing.

LEED Certification for Buildings

LEED can be used for new buildings, major renovations, interior projects, existing buildings, homes, and larger development projects.

The appropriate system depends on what the project involves. The Building Design and Construction (BD+C) is geared towards new construction and major renovations. Interior Design and Construction (ID+C) is for interior fit-out, and Operations and Maintenance (O+M) is for existing buildings and their performance.

A project team should select its rating system before developing its certification strategy. This helps the team identify the correct prerequisites, credits, documentation, and review process from the beginning.

What Are the Certification Levels?

LEED projects receive points for meeting eligible credit requirements. The total verified score determines the certification level.

LEED Certification Levels

Certification level	Points required
LEED Certified	40–49
LEED Silver	50–59
LEED Gold	60–79
LEED Platinum	80+

Source: U.S. Green Building Council certification levels

The score gives project teams a clear target during planning. If a project is planning to reach LEED Platinum Certification, then the team needs to consider a much higher score, for instance, than a project that is only getting the basic certification.

This target should be established early. Some credits have an impact on design decisions, materials, systems and construction practices and can be more difficult or costly to obtain if they are left until the end.

What Are the Different LEED Rating Systems?

Each of the LEED certification types is intended for a different type of project. It’s one of the first decisions a project team must make to select the right one.

Common systems include:

Building Design and Construction (BD+C): For new construction and major renovations.
Interior Design and Construction (ID+C): For commercial interior projects and fit-outs.
Operations and Maintenance (O+M): For existing buildings and their operational performance.
Neighborhood Development (ND): For new land development and redevelopment projects.
Homes: For residential projects.
Cities and Communities: For evaluating sustainability at a city or community level.

LEED v5 is now available for BD+C, ID+C, and O+M, while earlier versions remain available for projects within their applicable registration and certification periods.

The right choice depends on the project’s type, scope, and stage. Teams should check the current USGBC guidance before registering because rating system availability can change.

What Are the Metrics Required for LEED Certification?

LEED certification requirements vary according to the selected rating system. Projects must first meet the applicable prerequisites before earning additional points through credits.

The main areas evaluated include:

LEED area	What it addresses
Integrative process	Early project analysis and collaboration
Location and transportation	Site location and travel patterns
Sustainable sites	Effects on the site and surrounding environment
Water efficiency	Water use and conservation
Energy and atmosphere	Energy performance and related impacts
Materials and resources	Material selection and waste management
Indoor environmental quality	Indoor air quality, daylight, and occupant conditions
Innovation	Strategies that go beyond standard requirements
Regional priority	Environmental issues that are important in specific locations

The requirements are not identical for every project. A team should therefore use the credit library for its selected rating system instead of treating the categories as a universal checklist.

Documentation is also important. Calculations, drawings, specifications, product information, reports, and other evidence may be required to demonstrate compliance.

How to Get LEED Certified

Getting a project certified involves more than submitting an application at the end of construction. The certification strategy should be considered during the early stages of the project.

A typical process involves these steps:

Set sustainability goals. Identify the goals of the project and what is most significant.
Select the rating system. Choose the appropriate system for the type and scope of a project.
Review the prerequisites. Review required coursework prior to choosing elective courses.
Choose target credits. Match up credits to project design, cost and sustainability requirements.
Register the project. Complete the required project registration through the applicable USGBC platform.
Prepare documentation. Collect calculations, drawings, specifications, and other supporting evidence.
Submit for review. Send the required documentation to GBCI.
Respond to review comments. Address any clarification or documentation requests.
Receive the final decision. The score that is verified determines the project’s certification level.

The earlier planning, the better for architects, engineers, contractors and owners to coordinate the needs. It also helps to minimize the chances of finding out late in the project that a specific credit can’t be obtained.

How Much Does It Cost?

There is no single cost for a LEED project. The amount depends on factors such as the rating system, project size, membership status, and type of review.

For Building Design and Construction (BD+C) projects, the current USGBC fee schedule lists the following registration and standard combined-review minimums:

BD+C fee	Silver, Gold and Platinum members	Organizational members or nonmembers
Registration	$1,350	$1,700
Combined certification review, under 250,000 sq. ft.	$3,200 minimum	$3,825 minimum

These figures cover USGBC/GBCI certification fees. They do not represent the total cost of making a building meet the selected sustainability requirements.

A project may also have expenses related to consultants, energy modeling, commissioning, documentation, testing, design changes, and other project work. The current USGBC fee schedule should be checked when preparing a project budget because fees can change.

How to Take the Exam to Get LEED Accredited

Buildings receive LEED certification, while professionals can obtain LEED credentials through successful completion of the appropriate exam.

The LEED Green Associate is for students who are starting their careers in sustainable design. USGBC calls it an environment appropriate for those less familiar with sustainability and LEED.

This exam consists of 100 multiple-choice questions and will be 2 hours long. No prior requirements. This can be administered in a Prometric testing center or remotely online. Learn more about the USGBC LEED Green Associate exam.

The current exam fees are:

Candidate	Exam fee
Standard fee	$250
USGBC member	$200
Student	$100

The passing score is 170 out of 200.

For someone starting out, the Green Associate provides a foundation in green building concepts and the LEED framework. Professionals who already have suitable experience can later consider a LEED AP specialty credential.

The First Major League LEED-Certified Stadium

The Nationals Park in Washington, D.C., was the first Major League Baseball stadium in the United States to get LEED certification.

The stadium was listed in the LEED certified buildings list in 2008. It used sustainable materials in construction, energy-efficient lighting and manages the stormwater.

The example is valuable because it demonstrates that LEED can be used in office buildings and residences, but it can also be applied to other types of facilities. The framework can be applied to large public facilities to tackle energy, water, materials and environmental issues.
